FORMWEST Architecture, Inc.

We provide a full range of services, uniquely tailored to each project we undertake. Below are brief descriptions of the primary phases of a typical architectural services package. Depending on the scale of project, and the desires, preferences and needs of the client, the details of these phases may be reduced or expanded.

SITE ANALYSIS / PROGRAMMING:

Review any existing documentation for the site. Visit and documenrt existing conditions. Review local codes and zoning restrictions for development. Field measure and document existing buildings and site features as required. Prepare CAD base drawings.
Discuss with the Client their overall goals and desires for their project. Based on this review, produce a list of rooms and other spaces with specific functions and aesthetic priorities. Determine estimated size and volume for each space.

SCHEMATIC DESIGN:

Produce various concepts for review by Client and consider alternative design concepts. Test various concepts against building and zoning codes, site conditions, unique opportunities and limitations, design goals and general budget goals. Produce a final design concept that meets Client’s approval and prepare drawings and documents illustrating the scale and relationship of major components.

DESIGN DEVELOPMENT:

Based on the approved Schematic Design, prepare documents to fix and describe the project as to architectural and structural systems and other elements as appropriate. Identify primary materials and construction assemblies. At this point the Client is encouraged to procure order-of-magnitude construction cost estimates from qualified general contractors.

CONSTRUCTION DOCUMENTS:

Based on approved Design Development Documents, prepare documents setting forth in detail the requirements for the construction project. Coordinate all required consultant documents and specifications into final Bidding/Permit Documents.

Permitting:

Research and become familiar with plan review processes of the Authority Having Jurisdiction. Prepare or coordinate all applications, forms, checklists and documentation for building department plan-check review processes.

CONSTRUCTION ADMINISTRATION:

Represent and advise Client during the Bidding and construction phase. Assist the Client in evaluating bids and budgets provided by General Contractor. Endeavor to guard against defects in work; visit site at appropriate intervals; review applications for payment; review submittals and shop drawings provided by Contractor; prepare and review change orders, etc. The Architect shall also produce the final “punch-list” detailing required corrections in the work prior to final payment to the contractor.

FEE STRUCTURE

We will provide the services as outlined above for a fee based on estimated construction hard costs* (not including interior finishes beyond basic requirements).  This fee will depend on services requested and the size of the job and will range from 6 to 12 percent, Broken down in the following phases:

These fees do not include structural engineering, detailed interior design or changes in scope. These services and other professional services, if required or requested, will be negotiated on a project specific basis.

*The price will not change unless the project bid is under or over the estimate by 10%.
